Housebuilding in Hertford has picked up over recent years following the slowdown caused by the pandemic. The vast majority of homes being built are flats, the most recent developments being in Blakemore Manor in Thieves Lane, Granary & Chapel in Tamworth Road, and The Stiles in Bengeo

Housebuilding is subject to national and local planning policies contained the the National Planning Policy Framework and District Plan.

There are now over 12,000 households in Hertford. The East Herts District Plan earmarks sites for 950 new homes in Hertford in the years up to 2033.

Rose Court in Baker Street was built on the site of a car park. Prior to that the site was occupied by workmen's cottages and the county gaol.
Beeson's Yard in the town centre was completed in 2017. It was previously a builders' yard.
Croudace Homes development of Blakemore Manor west of Thieves Lane and south of Welwyn Road delivers 254 new homes
Building work on 375 new homes at the site of the former gas works in Marshgate Drive started in 2021. The site was mothballed by developer St.William the following year.
The Dimsdale Collection in Bengeo Street (2021) on the site of a former motor garage.
Flats built on the former Dolphin pub car park (2017).
Lancaster House at the junction of Hale Road and Pegs Lane (2020). Building work started in 2019 and is still ongoing.
Bridge House Mews opposite Hertford North Station on the site of the former Sele Arms pub in North Road (2022). The pub was known as The Bridge House in the months before its closure in 2015.
Durkan Homes' development of 43 new properties in Tamworth Road.
The redevelopment of Bircherley Green in the town centre has given us Lea Wharf, a mixed use development of 98 homes and commercial space (2022-24).
A development by Persimmon marketed as Meridian Place on Ware Road (2020).
Retirement homes under construction next to Gascoyne Way (2017).
Land north of Welwyn Road and adjacent to the Sele Farm Estate has been earmarked for housing. However, questions over viability have delayed plans. The site has a history of unauthorised use by bikers and gravel extraction.

Regeneration of The Ridgeway on the Sele Farm Estate saw Network Homes build 134 new homes (2019).
Cala's development of 68 new homes at Limsi Grove in Mangrove Road.
Land to the north of Bengeo is allocated to housing.
Durkan Homes have submitted a planning application for 118 houses and flats on the site.
